Marketing for conveyancing lawyers
Conveyancing is quote-driven, local and high-volume. People want a price, a quick answer and someone nearby they can trust with the biggest purchase of their lives. Many will also compare you with licensed conveyancers and online providers. Black Shark Digital helps law firms that do conveyancing win more of those quotes, show why a lawyer is worth it, and turn more quotes into files.
Your marketing is run by Andrej Mchantaf, a lawyer turned marketer with 20 years’ experience, from our base in Manly NSW. We keep our client list small on purpose, with a maximum of five law firms at any one time, and right now we have 4 client spots left.

How people look for a conveyancing lawyer
They search for “conveyancing lawyer near me”, “conveyancing solicitor [suburb]”, “conveyancer near me”, “conveyancing fees” and “conveyancing quote”. Many don’t know the difference between a solicitor and a licensed conveyancer, so your firm needs to show up for both kinds of search. Most have just had an offer accepted, are about to exchange or are getting ready to list, so the clock is already running. In NSW, for example, a residential buyer’s cooling-off period is short, and people want a lawyer lined up before they sign.
Many compare three or four quotes in an afternoon. They choose on price, on how complete and clear that price is, on reviews, on how quickly someone gets back to them, and on whether they feel they’re getting proper legal advice.
Why conveyancing marketing is different for law firms
Lower fees, higher volume
A conveyancing file is worth far less than most other legal matters, so the cost of winning one has to be tightly controlled. Campaigns need to be lean, local and measured on files opened, not clicks.
Showing what a lawyer adds
Licensed conveyancers and online providers often compete hard on price. A solicitor can advise on the contract and the legal risks, and help when something goes wrong. That matters most for off-the-plan purchases, deceased estates, family transfers, rural and commercial property, and anything unusual. We make that difference clear in your ads and pages, without running anyone else down, and target the matters where it counts. In Queensland, conveyancing is done through law practices, so there the competition is other law firms.
The quote is the product
Your quote page or form is where the decision is made. It needs to be fast, simple and clear about what is included. We build quote forms that capture the property type, the suburb and whether the person is buying or selling, and route them to your team quickly.
Conveyancing clients come back
A good conveyancing experience often leads to wills, family law, business and future property work. Your marketing should make the most of that: reviews, follow-up and making it easy for clients to come back to your firm.
Referrals and seasons
Real estate agents and mortgage brokers send a lot of conveyancing work, but you don’t control that pipeline, and volume follows the property market. Search marketing gives you enquiries of your own, and we adjust budgets as listings and sales move.
Conveyancing marketing and the rules for law practices
The Australian Solicitors’ Conduct Rules apply to every ad and page: no false, misleading, deceptive or offensive advertising, and no “accredited specialist” wording unless your lawyers are accredited specialists. For conveyancing in particular:
- Advertised prices. The Australian Consumer Law applies to legal services. If you advertise part of a price, you generally have to show the total minimum price you can work out, including compulsory charges you can calculate. A “from” price plus disbursements can be risky where standard costs are known. Genuinely unknown disbursements need to be clearly disclosed.
- Costs disclosure. Law practices must give clients costs disclosure under the Legal Profession Uniform Law in NSW, Victoria and Western Australia, and under the legal profession laws elsewhere. Your advertised fees and your costs disclosure should tell the same story.
- Referral benefits. If you pay a referrer, such as a real estate agent, rule 12.4.4 requires you to disclose it to the client first. If you receive a benefit, for example from a broker you refer to, rule 12.4.3 requires you to tell the client and get their informed consent.
- Comparisons. Comparing yourself with licensed conveyancers or other firms must be accurate and fair. We describe what your firm offers rather than criticising anyone else.
This is a summary, not legal advice. Check how the rules apply to your firm.
How we market conveyancing law firms
Local Google Ads for quote-ready searches
Campaigns target the suburbs you serve and the searches people make when they need conveyancing now, including “conveyancer” searches from people who don’t yet know a lawyer can do it, with negative keywords to keep out DIY kits, jobs and courses. Read more about Google Ads for lawyers.
Google Business Profile and reviews
For “near me” searches, the map results often decide who gets the call. We set up your profile properly and help you ask every settled client for a genuine review.
Suburb and service pages
Pages for buying, selling, off-the-plan and other services you offer, and for the areas you serve, each with useful local content rather than the same page with the suburb swapped. Read more about SEO for lawyers.
A quote process that converts
A short quote form, a clear price structure and fast follow-up turn more searches into files. We’ll show you how many quote requests you’re getting and how many become files.
Lead generation
Campaigns run in your own ad accounts, or, for certain legal areas in certain regions, leads you can buy. Ask us what’s available for conveyancing where you work. Read more about lead generation for lawyers.
Conveyancing marketing in Sydney
We’re based in Manly and work with law firms that do conveyancing across Sydney. Sydney’s property market is intensely local, so firms usually do best with suburb-level targeting, a strong Google Business Profile and pages for the areas where they actually work. See how we help with law firm marketing in Sydney. We also market firms that act in commercial law, as well as wills and estates.
What it costs
We don’t publish a price list or sell packages. Your fee is quoted for your firm, based on scope (which services, and how many practice areas, matter types and regions), your budget and the complexity of the work. After your free review you get a clear written quote, so you know exactly what you’re paying for before you decide.
Your ad spend never passes through us. You pay Google, Meta and any other platform directly on your own credit card, so there is no markup and you can see every charge in the platform’s own billing. Your firm owns its ad accounts outright, and if you ever leave, you keep them with all their history and data.

Marketing for conveyancing lawyers: FAQs
What do people search for when they need a conveyancing lawyer?
Mostly “conveyancing lawyer near me”, “conveyancing solicitor [suburb]”, “conveyancer near me”, “conveyancing fees” or “conveyancing quote”. Many don’t know the difference between a solicitor and a licensed conveyancer. Most have just had an offer accepted, or are about to list a property, and want a price and a decision quickly.
How do conveyancing lawyers compete with licensed conveyancers and online providers?
Rarely on price alone. A solicitor can advise on the contract, the legal risks and what happens if something goes wrong, which matters more for off-the-plan purchases, deceased estates, family transfers, rural property and anything unusual. We make that difference clear, without running down anyone else, and pair it with clear pricing, fast quotes and good reviews.
Can we advertise a fixed conveyancing fee?
Yes, but the price has to be honest. Under the Australian Consumer Law, if you advertise part of a price you generally have to show the total minimum price you can work out, including compulsory charges you can calculate. Disbursements that genuinely can’t be calculated in advance need to be clearly disclosed. Check how the rules apply to your quotes.
Does our costs disclosure need to match our advertised price?
Keep them consistent. Law practices must give clients costs disclosure under the Legal Profession Uniform Law in NSW, Victoria and Western Australia, and under the legal profession laws of the other states and territories. If what you advertise differs from what you disclose and charge, the ad risks being misleading.
Should we rely on real estate agent referrals?
They can be valuable, but you don’t control them. Search marketing gives you a steady flow of enquiries of your own. If you pay a referrer, rule 12.4.4 of the Australian Solicitors’ Conduct Rules requires you to disclose it to the client first; if you receive a benefit, for example from a broker, rule 12.4.3 deals with that. Check how the rules apply to your firm.
Can we call ourselves property law specialists?
Only if your lawyers are accredited specialists in property law through their law society. Lawyers who aren’t accredited can say they practise in property law and conveyancing, or that they practise only in those areas, if that’s true.
Do conveyancing law firms need SEO or Google Ads?
Often both. Google Ads can bring quote requests soon after launch, especially for ‘near me’ searches. SEO and your Google Business Profile build steady local visibility over time.
How much does conveyancing marketing cost?
There is no price list or package. Your fee is quoted for your firm, based on scope, budget and complexity. You pay Google, Meta and other platforms directly, with no markup. You get a clear written quote after your free review.
